Whether converted from a Commercial Property, Barn or building that previously was not a domestic dwelling - SAP calculations and an EPC will be needed for Building Control to sign off on the project.
It is best practice to obtain SAP calculations at Design Stage so that we can make sure your plans meet Building Control compliance requirements before works start.

U-Value Compliance Requirements - Approved Document L (Part L)
The U-value of a replacement fabric element in an existing dwelling should both be no worse than that of the element being replaced and meet the limiting standards in Table 4.2.
For a thermal element that is renovated rather than replaced see Table 4.3. Retained elements with a U-value that is higher than the threshold value in Table 4.3, column (a) should be upgraded to achieve the U-values in Table 4.3 with exceptions explained in Approved Document L.

What is the process for obtaining an Energy Performance Certificate (EPC) for a converted property?
If the property is converted from a commercial or non domestic space into a domestic dwelling then it needs an EPC carried out using full SAP calculations by an On Construction Domestic Energy Assessor. This also applies to properties divided into multiple flats. Once an EPC has been lodged at time of conversion, subsequent EPCs can be carried out by a Domestic Energy Assessor for existing dwellings.
