
SAP Calculations and EPCs for New Builds, Conversions, and Extensions

We strongly recommend obtaining SAP calculations at ‘design stage’ to ensure your project will meet the requirements of Part L Building Reg (2022). We also produce a Predictive Energy Assessment (PEA) and U-Value calculations.
In addition, we provide ‘As Built’ SAP calculations for building sign off and the accompanying EPC required for marketing purposes.
SAP calculations for Conversions are needed for Building Control to show compliance with Part L Building Reg (2022). A conversion or ‘Change of Use’ refers to a building that is converted into a domestic dwelling but previously was used for other purposes, such as commercial building or barn.
Dwellings which are split into multiple flats are also Conversions and need Full SAP EPCs produced by an OCDEA.
Extensions need to meet the Part L requirement that glazing does not exceed 25% of the floor area. We provide consultation and will help you to see if compliance can be demonstrated using a simplified method.
We all love big windows and folding doors in our extensions. In these cases you may need SAP calculations to demonstrate compliance.
What is SAP?
SAP stands for Standard Assessment Procedure. This is the government approved methodology for assessing the energy performance of dwellings. SAP calculations have a number of uses, including showing Building Control that a New Dwelling/Conversion meets compliance.
What is an EPC?
An ‘Energy Performance Certificate’ is required by UK law if a property is being marketed for sale or rent or has been newly built. The EPC is valid for 10 years and gives an energy efficiency rating on a scale from A to G.
Do I need an EPC or SAP?
You may just need SAP Calculations for certain purposes, but if you need an EPC then you will need both produced if it is not an Existing Dwelling.
Let us explain! An EPC is produced using the data from SAP Calculations. You need SAP to create an EPC.
The confusion comes because EPCs for Existing Dwellings, built before 2007 are assessed using ‘RdSAP’ this is Reduced Data SAP. It contains more assumptions and is a simplified version of SAP. This is based on a non-invasive site visit and opposed to detailed specifications and plans.
For a New Dwelling/Conversion you need to have SAP Calculations produced and the EPC is then created using those.
